Who is responsible for maintenance???

At Green Door Real Estate Solutions, we believe in maintaining properties that are safe and functional for all residents. Proper care of your rental home ensures a better living experience for you. What responsibilities do I have as the tenant?

  • Report maintenance issues in a timely manner
  • Routine cleaning inside and out
  • Weekly Trash & Recycle Pick Up
  • Pest Control (after first 30 days)
  • Lawn Maintenance
  • Treating minor clogs in sinks, tubs, and toilets
  • Change Light bulbs & air filters, Test & maintain batteries in smoke & CO2 detectors
  • Monitor weather conditions for freezing temperatures and follow protocol
  • Provide access to the property when a work order has been submitted
  • Failure to report, negligence, or misuse may result in tenant being financially responsible for repairs

What responsibilites does the landlord have?

  • Major plumbing, electrical, and HVAC repairs
  • Roof, Foundation, and Structural repairs
  • Appliance repairs for owner-provided appliances
  • Ensuring the property meets safety & habitability standards
  • Address water leaks, mold, or serious drainage issues
  • Extermination of infestations caused by structural defects
